When to Worry About Foundation Cracks

 

The occurrence of cracks in your foundation can be a result of numerous factors. Cracks in the foundation are quite common in most homes. It is important to know when to worry about foundation cracks and when it can be left alone.

Hairline Cracks in the Foundation

Hairline cracks tend to appear when the foundation meets different temperature changes. These temperature changes create the walls to expand and contract, since concrete is not flexible cracks will develop. These cracks tend to only be visible from the inside. If you are unsure whether your crack is wider than a hairline crack, you can do a penny test. If the crack is thinner then the edge of the penny, then it qualifies as a hairline crack, and can be left alone.

Wider and Multiple Cracks in the Foundation

If you can visibly see the cracks from the exterior of your home and see more cracks around doorways and ceilings it is a good indicator that the foundation of your home has shifted. Also, if these cracks appear wider then a penny then you will want to have it inspected by a waterproof specialist.

If your foundation has shifted due to soil settlement, you may want to address the structural integrity of your home. If the foundation of your home is compromised, it can be very dangerous to ignore. When the foundation is damaged, components such as chimneys can fall to the ground without any warning.

Insects and bugs can easily find their way into your home through the cracks in your foundation. Insects and bugs like environments that are dark and wet. These are the perfect conditions for them to nest and before you are aware there is an infestation in your home. These infestations can cause damage to your home and a risk to your health.

3. The Growth of Mold and Mildew

Cracks in your foundation allows moisture to enter the interior of your home. Mold grows in damp, humid and wet conditions and can spread wherever moisture is present. Exposure to mold can cause a risk to your health and can cause severe respiratory problems.

4. Decreases the Value of Your Home

If the structural foundation of your home is damaged this can lower the value of your home significantly. Homebuyers are not wanting to purchase a home that has structural damage and that they will have to invest more money into repairing. These factors will make it extremely hard to sell your home until you address and repair the foundation.

5. Increase of Future Repairs

Neglecting the repairs if cracks from the initial onset can increase the number of repairs needed in the future. Cracks in the foundation can spread and deepen over time, requiring a more extensive and time-consuming repair process.
