Waterproofing Your Basement Walls

Basement walls suffer from leaks too often.  If you are a homeowner and haven’t had to deal with a leaking basement, consider yourself lucky.  Even in the best-built homes, cracks in foundation and basement walls will eventually form.

Cracks are formed from moisture in the soil outside basement walls.  Some homes are built over very damp soil or on flood plains, and they are almost guaranteed to suffer from leaks.  A  sump pump  may even be needed to constantly remove water from the basement.

Homes built on dry soil can also be vulnerable.  There will be times during heavy rains or spring thaw when there will be increased water deep in the ground.  That, in turn, will increase the chance of leaks through your basement walls.

As soon as water leaks into your basement, you have a problem.  Water can seriously damage your basement walls, foundation, and your belongings.  Water also attracts mold and mildew, which can cause breathing problems and create an unhealthy atmosphere for your family.

How to Protect Your Basement Walls

What can you do to prevent damaging leaks in your basement?  It’s more than just patching a hole – you want to waterproof your basement and ensure that the leak has been plugged.

  • Identify the source of water that is causing the leak
  • Determine why there is water outside your basement
  • Make sure water is being properly drained from your roof and around your house
  • Keep basement drainage systems clear and adequate for your home’s needs

Ensuring that your basement stays dry and water-free starts with your walls and foundation.  If either is compromised by leaks or cracks then your basement does not stand a chance.  We here at ACCL want you to be able to anticipate and be prepared for the potential situations that may arise in your home.

Many homeowners believe that applying a waterproof coating to a foundation wall is enough to keep water out of their basement. While waterproofing membranes play a critical role in preventing water penetration, the most effective exterior waterproofing systems combine a waterproof membrane with a drainage board. Together, these components create a complete defense system that protects your foundation from moisture, hydrostatic pressure, and long-term structural damage.
